Why it matters

Pennsylvania title rates are filed and regulated; the service behind the closing is what varies. What you're choosing is:

  • Four decades of combined title experience
  • Attorney review of every commitment
  • Western Pennsylvania real-estate depth: oil & gas exceptions, estates, and the county records both run on
  • Direct access to the principals when a title issue gets complicated

We are independent by design: a separate settlement company with its own escrow accounts, its own staff, and a compliance posture we’d be glad to show your lender.

Why “William Penn”

The charter. The warranty. The highway.

Pennsylvania’s land-title history traces back to William Penn’s 1681 charter, deed by deed, to today. A general warranty deed still promises title good against the world, and our office sits on the highway that carries his name.

The name isn’t decoration. It’s the standard we work to.

Questions we hear at the table

Title insurance in Pennsylvania, in plain English.

Who chooses the title company in Pennsylvania?

In most Pennsylvania purchases, the buyer chooses the settlement company, and federal law (RESPA) prohibits a seller from requiring a particular title insurer as a condition of sale. Your agent or lender may recommend one, and you are free to direct the order to us by name.

How much does title insurance cost in Pennsylvania?

Pennsylvania title insurance rates are filed and regulated (TIRBOP), and the sale rate is generally all-inclusive of the search, examination, and settlement service. It's a one-time premium paid at closing. Get an instant estimate above; a $250,000 purchase runs approximately $1,880.

Do I need owner's title insurance if my lender requires a loan policy?

The loan policy your lender requires protects only the lender. An owner's policy protects your equity against problems no closing can fully rule out, such as forged documents, missing heirs, unreleased liens, and recording errors, for as long as you own the property. It's a one-time premium, and in Pennsylvania the filed rate makes adding owner's coverage at closing straightforward.

What does "title back to William Penn" actually mean?

Pennsylvania's land-title history traces back to William Penn's 1681 charter, then forward, deed by deed, to today. When a seller gives a general warranty deed, they warrant title against every claim, in principle all the way back. The search on any particular file is scoped to what the transaction and the underwriter require, often a current-owner search. The name honors the history and the standard of care, not a promise to search to 1681.

How fast can you open a file and issue a commitment?

Files are opened and acknowledged the same business day we receive the agreement of sale or refinance request, and we put our commitment turnaround in writing when we confirm your closing window. Every commitment is reviewed by a licensed Pennsylvania attorney before it goes out.

How should I send funds for closing, and what about wire fraud?

Never rely on wire instructions received by email, even if they appear to come from us. We will never change wire instructions by email. Before sending any funds, call us at 724-733-7700 and verbally confirm the instructions. Wire fraud is fast, real, and usually unrecoverable; verification takes two minutes.
