Transfer tax rates cover every municipality in Westmoreland and Allegheny counties, taken from each county’s official rate sheet; elsewhere, choose “Other” and enter the rate, or call us and we will confirm it. Allegheny publishes only the municipal share, so for that county the school district share is the standard 0.50% unless the district is known to differ. Fee fields are blank on purpose: enter the figures from your own quotes, since charges vary by transaction. Estimate only. Excludes real estate tax prorations, HOA fees, home warranty, repairs, and payoff per-diem interest. Transfer tax rates are unofficial; confirm before relying on them. Who pays the transfer tax in Pennsylvania?

By custom it is split evenly between buyer and seller, but it is negotiable in the agreement of sale. The state receives 1% and the municipality and school district receive the local share. See rates by municipality.

Does the seller pay for title insurance in Pennsylvania?

Customarily no; the buyer pays the title premium in Western Pennsylvania. The seller’s side is commission, transfer tax share, payoffs, deed preparation, and municipal certifications.
